No recorded music played, loud noises or disturbances and alcohol consumtion after 9.30 pm.
Keep the outside of the house and the grounds clean and tidy.
No bad language inside the house.
No loud parties at any time.
Show respect for the needs of the neighbours as you would like them to be considerate of your needs.
2. We must be good tenants, by
Keeping the house clean and tidy. When you share a house everyone must take their weekly turn in cleaning common areas. Bedrooms are to be cleaned on a weekly basis ( Sharehouse leader can chceck in the presence of the student anytime ). If you don`t do a good job you will be asked to fix it or you will have to pay $50 to help cover the cost of someone doing your cleaning.
Being polite and considerate of the needs of other sutdents in the house.
Taking good care of the house and appliances and furniture.
No smoking.
Rent is to be paid in advance - no exceptions. This is your responsibility, Sharehouse leader will not chase you. Monday is the last day to pay the rent on time for the current week. Late payment fee ( $5.00 ) will apply if the payments is delayed.
3. Conditions of moving in and out
Bond in the amount of $300 is required upon arrival/moving in.
Minimum of 2 weeks notice of moving out is required. Please inform the Sharehouse leader and sign the "Moving out form" at the back page of this document. In case of moving out during period shorter than 2 weeks we will keep your bond to cover your rent.
Once you gave the Sharehouse leader 2 weeks notice of moving out, he/she will start looking for new tenant instead of you.
If for any reason you need to stay longer, it is necessary discuss the situation with the House or Accommodation manager.
4. I ackowledge I received the following upon arrival:
1 set of house keys
1 set of bedding ( including blanket, pillow, pillow case, quilt cover and sheet ) which I will return to the Sharehouse leader before moving out in exchange for the bond
5. Checklist - commnets ( either OK or list the damages such as stains etc. ) to be written down by the manager on the day of student`s arrival
The furniture ( bed, bedside table, wardrobe )
The carpet
The walls
It is essential for all students to follow these rules all listed above. If you feel that you can not commit to these rules please don\\\'t move in. In the case you break any of these rules Sharehouse leader will give you 3 days notice and you will forfeit your bond.
I have read the above House Rules, I understand them and agree to act in accordance with them.
